Move-in Procedures For New Tenants

Now that you have possession of the premises, you will want to take the following steps.

  1. Provide your property manager with a certificate of liability insurance naming the landlord as additional insured. Specific requirements of the policy can be found in your lease.
  2. Transfer utilities into your name. You will need to contact PG&E at 1.800.743.5000 or 1.800.468.4743 to order electricity and natural gas services transferred into your name. If your space is separately metered for water, you will also need to contact the local water company to have your water service turned on in your name.
  3. Provide your property manager with a set of plans and specifications for your interior alterations and improvements work, which must be approved in writing by the landlord before any construction work is commenced.
  4. Provide a sign sketch from your sign vendor for the exterior façade signage prepared per the sign criteria in your lease agreement. The sign sketch must be approved in writing by the landlord before fabrication and installation.
